This 36 story, LEED certified residential building, is provided with a stand-alone boiler plant management and control system that controls every aspect of the heat generation requirements of this building. All status and data is transmitted to the building EMS.
Boilers are sequenced and modulated using AERCO’s proven method, taking advantage of each boiler’s 20:1 turndown and inverse efficiency curve. Full communication from the AERCO boilers to the boiler room control panel is provided via a single RS-485 link.
Hot water pumps and associated VFDs are both sequenced and modulated using an adaptive optimization program which minimizes kW consumption This system actively changes setpoints and crossover points between one, two, or three VFDs operating.
Real-Time Remote Access
Remote access requirements are provided through in integrated web-server as specified and required by the consulting engineer.
The remote access has allowed the heating system to be routinely reviewed by the mechanical contractor and the local boiler representative, assuring proper operation of the ENTIRE HEATING PLANT.
Full system Commissioning has also been simplified; equipment operation, setpoints, sequencing logic and controls, valve position, and sensor operation have all been remotely accessed to facilitate Commissioning and assist building operation personnel.
